Classic Queenslanders have been successfully supplying owner builder packages (also known as kit homes) all over Australia and the world for over 15 years.

Choosing an owner builder package allows you to save money or up-size your home with your original budget, not to mention giving a huge sense of satisfaction once you’ve built your own home. Classic Queenslanders don’t sell you a kit and leave you to do the rest, we walk you through a carefully prepared progress of stages to ensure that your construction is easy to follow and help is available where needed. YOUR STEP BY STEP GUIDE to a Classic Queenslanders owner builder package

 

STEP 1 - Initial Design Consultation

What you provide us:
• A written or verbal brief of your requirements
• Any sketch designs or ideas
• Any Council requirements regarding covenants and restrictions
What we provide you:
• A preliminary estimate of total cost to build
• A pencil sketch plan
• A preliminary agreement for you to sign to proceed to the next stage

STEP 2 - Prelimenary Plans

What you provide us:
• A signed preliminary agreement, and payment of the initial deposit of $2,500
• Supply a clear copy of the land title and section 32 from land sale contract
What we provide you:
• Arrange a soil test, contour survey, property information
• Conduct site inspection and provide a siting of your new home
• Assist in selecting your new home design, inclusions, variations and provide an estimate based on your requirements
• A set of Preliminary Drawings from our Draftsman

STEP 3 - Fixed Price Quotation is Presented

What you provide us:
• Acceptance of the fixed price quotation and book a Contract Signing Appointment
What we provide you:
• Finalise variations: floor plan, electrical, inclusion options
• Conduct internal and external colour selections

STEP 4 - Prepare Contract Documents

What you provide us:
• Supply a letter of Preliminary Finance Approval, or Confirmation of Capacity to Pay
• Supply proof of land ownership or settlement date
What we provide you:
• Order final drawings and prepare contracts and specifications
• Confirm appointment for contract presentation and signing

STEP 5 - Present and Sign Contract Documents

What you provide us:
• Sign contracts, confirm final colour selections and pay balance of 5% deposit (less initial deposit paid for soil test, site inspection, property information and preliminary drawings)
What we provide you:
• Two copies of the building contract, specifications, working drawings and engineering.
• Apply for Building Permit through local Council

STEP 6 - Confirm Authority to Commence Construction

What you provide us:
• Supply a signed copy of finance approval documents from the bank
What we provide you:
• Building Permit approved
• Building materials are ordered

STEP 7 - Commence construction

What you provide us:
• pay further progress payments at completion of each stage of construction, as per the Residential Building Contract
What we provide you:
• construction of your home through stages as per the Residential Building Contract

STEP 8 - Completion and Handover of your new home!

What you provide us:
• just relax and enjoy your new Classic Queenslander!
What we provide you:
• Structural guarantee and maintenance period start
